Coliving is popular as a means of affordable living for workers, digital nomads, students, or individuals relocating. Unlike traditional apartments, coliving is attractive to tenants due to affordability, flexibility, included amenities, and a sense of community. In today’s sharing economy, young people — millennials, especially — have embraced the concept of sharing rides, experiences, a coworking space, and now homes. Coliving simply makes this more accessible and convenient.

Getting Started

The application process can be completed entirely online. After attending a viewing, the Community Manager will send an email, in which you’ll be asked to provide your driver’s license or passport, proof of income, credit history, and bank statement.

Weave gladly accepts guarantors for applicants with limited credit history or income. The guarantor will fill out a separate guarantor agreement provided by the Community Manager.

Move-in costs are your first month’s rent with the security deposit. The security deposit equates to one month’s rent without utilities. In some cases, an additional security deposit will be required.

Weave does not charge a brokers fee!

We look for individuals who are excited to live with others and build a community. Within the application, we look for a credit score of 680+, a monthly income that is 3x the base rent price, and no criminal history.

The majority of our members are young professionals who are similar in age. In most cases, our residents are moving to a new city and are looking to meet new friends with shared interests in their new home.

Residents

All residents will be expected to agree and adhere to a common set of house rules.

We have an awesome customer success team who help solve issues that may evolve. We believe all issues between the residents in the household should be discussed and resolved. If the issue escalates or needs to be reported, please contact Weave at community@weavehomes.com with your concern and we will reach out to help address the issue.

Community is central to what we’re trying to build at Weave and for that reason we offer our residents an opportunity to meet their potential housemates. After approving your application and taking into consideration your lifestyle and personality with the current housemates, we send an email introduction for you to reach out and get to know one another. We understand how busy everyone is so if you’re not able to connect, you can still reference each housemate’s bio. Each potential tenant is screened by our team and approved by the local Community Manager.

Each city has an assigned Community Manager for their home. The Community Manager will schedule “Resident Showings” for applicants who are interested in the vacant rooms. The Community Manager will give the applicant a tour of the home which takes about thirty minutes. Current residents have the option to be present at the home while a showing is taking place. This is a great time for the current residents to meet candidates interested in the room and determine if they are a good fit.

All residents have their own spacious private bedroom within the home. Residents are to share the furnished common areas in a respectful manner.

Smoking is not allowed. Resident and their guests may not engage in any illegal drug-related activity, including but not limited to medical cannabis on or near the premises. Weave may terminate this agreement if resident and/or guests engage in such activities.

If you have a service animal, it’s up to the housemates to decide whether they are comfortable having an animal in the house.

Due to the close quarters laws, the housemates are able to make the judgement call without violating any housing accessibility laws.

As provisioned under the ADA and FHA, we would need to review the following criteria:

  • Documentation from a health care provider confirming the need for the animal.

  • Health and wellness documentation for the animal, including immunization/vaccination records.

Generally the internet speed in our homes is 200 Mbps which is rated as suitable for 9+ Power Users. In certain locations the speeds may vary depending on what ISP is offered in that market and neighborhood.
